In the interest of public service the terms and conditions for allotment of Rental Dwelling Unit under Rajiv Awas Yojana (RAY), Falkland, Aizawl is hereby revised with effect from immediate effect and until further order as follows :
TERMS AND CONDITIONS FOR ALLOTMENT OF RENTAL DWELLING UNIT UNDER RAJIV AWAS YOJANA (RAY), FALKLAND, AIZAWL
1. An applicants for a Rajiv Awas Yojana - Rental Dwelling Unit (RAY-RDU) must be a bona fide citizen of Indian. Applications must be submitted using a prescribed from which will be obtained on payment of Rs.10/-
2. The applicant must not have received assistance under any other housing schemes.
3. The total annual family income of the applicant applying for RAY-RDU must be between Rs.3,00,000 and Rs.6,00,000. An Income Certificate issued by DC Office or Last Pay Certificate for government employees, must be enclosed with the application.
4. The applicant must have resided in Aizawl for at least 5 years on the date of application as an independent household/family and must possess a Residential Certificate issued by the DC Office. Regular government employees who do not own a house or land in Aizawl may be exempted from this condition.
5. The rent for a RAY-RDU will be Rs.2,000/-(Rupees two thousand) per month, and the rent must be paid before the 10th day of every month. Those who fail to pay the rent within the stipulated time will be charged a late fee of Rs.100/- (Rupees one hundred) per month.
6. Selected tenants must pay a total of Rs.8,000/- (Rupees eight thousand) in advance before occupying the unit, which includes a Security Deposit of Rs.6,000/-(Rupees six thousand) and one month's rent of Rs.2,000/0 (Rupees two thousand)
7. The monthly rent must be paid before due date at RAY Cell, Directorate, UD&PA Department Office, MINECO.
8. If the rent is not paid for three consecutive months, the allotment may be cancelled and the security deposit will be forfeited.
9. RAY-RDU tenants must pay various due bills (Electricity / Water Bill, etc..) on time.
10. Allottees must occupy only the specific unit allocated to them. Subletting is strictly prohibited.
11. Tenants must maintain the house in a proper, safe and orderly manner. If any minor repairs are needed, the tenant must fix them at their own expense. Apart from repairing damages, no modification to the house (such as dismantling partitions, etc.) are allowed.
12. The house will be leased (allotted) for 2(two) years which may be extended as deemed necessary.
13. Tenants of RAY-RDU shall enroll to the Resident's Welfare Committee (RWC) and they must strictly abide by the rules and regulations of the RWC.
14. Bringing in or using any government-banned items inside the RAY Multi Rental Housing Complex is strictly prohibited. If a tenant causes a nuisance to others, legal action will be reported to the authorities, and action up to the cancellation of the lease can be taken against them.
15. The collected house rent may be utilized for maintenance and other necessary requirements.
